The Challenge

Vinyl composition tile (VCT) in a busy retail environment takes a beating. After years of cart traffic, spills, salt in winter, and routine mopping, even well-maintained floors end up with that unmistakable "tired" look — hazy, scratched, and dulled in the high-traffic lanes. The Ace Hardware team needed their sales floor to look as professional as the products on the shelves. A standard mop-and-buff couldn't get there. The old wax had to come up — all of it — before a fresh finish could go down. And it had to happen overnight, with the store fully reset and dry by opening.

Our Approach

A full strip and wax is one of the highest-impact things you can do for a commercial space. Done right, it makes a 10-year-old floor look like the day it was installed. We mobilized after close: cordoned the work zone, removed any movable displays, and applied a heavy-duty stripping solution to break down years of accumulated wax buildup. A floor machine with a stripping pad lifted the old finish, then we wet-vacuumed and rinsed the tile back to bare, revealing the original tile color underneath. After a clean rinse and full dry, we laid down four thin coats of commercial-grade floor finish, allowing each coat to cure between applications. The result is the high-gloss, reflective finish you see in the after photos — a fully sealed surface that's easier to maintain, more resistant to scuffs and stains, and looks dramatically more professional.

Why Four Coats?

The difference between a standard wax and a true commercial finish

Floor with one coat of wax 1 Coat

Single-Coat Finish

A single coat closes the surface and adds shine, but leaves the floor under-protected against scuffs, stains, and traffic wear.

Floor with four coats of wax 4 Coats

Four-Coat Commercial Finish

Four thin coats build a deep, mirror-like gloss that reflects light, resists scuffs, simplifies daily maintenance, and lasts dramatically longer between strip cycles.

The bottom line: a four-coat finish costs more upfront, but it pays back through lower maintenance time, longer intervals between expensive strip-and-wax jobs, and a sales floor that consistently looks professional.

Frequently Asked Questions

How long does a strip and wax finish last?
On a properly maintained commercial floor, a four-coat strip and wax typically lasts 12–24 months between full strip cycles. With routine daily maintenance (auto-scrubbing or damp mopping with neutral pH cleaner), some clients go even longer. High-traffic retail spaces like Ace Hardware usually plan a refresh annually.
Can you do a strip and wax during business hours?
We strongly recommend overnight or after-hours service. The stripping chemicals require dwell time, the floor must be completely dry between coats, and walking on a curing finish ruins it. For Ace Hardware we worked overnight — they opened the next morning with zero closure and a fully restored floor.
Why four coats instead of one?
A single coat closes the surface and adds shine but leaves the floor under-protected. Four thin coats build a deep, mirror-like finish that resists scuffs, simplifies daily maintenance, and lasts dramatically longer between strip cycles. The upfront cost difference is small; the maintenance savings over time are substantial.
